Understanding Today's Competitive Housing Market
Tom Sattler:
Welcome back to the Smart Start Podcast. Today I'm joined by Suzanne Powers, Owner and CEO of Powers Realty Group, Gretchen Keating, Managing Broker at Powers Realty Group, and Gary Rieboldt, Senior Mortgage Lender at The Equitable Bank.
As we head into the spring homebuying season, we're discussing what's happening in today's housing market and how buyers and sellers can successfully navigate today's competitive environment.
Why Milwaukee Remains a Hot Market
Tom Sattler:
Suzanne, what are you seeing in today's housing market?
Suzanne Powers:
Inventory remains extremely low, and buyer demand continues to be incredibly strong.
In fact, this spring has been even more competitive than last year. We're seeing some of the most aggressive offers I've witnessed in more than 20 years of selling real estate.
Milwaukee continues to attract buyers because it's still an affordable place to live, offers excellent schools, access to Lake Michigan, and provides an exceptional quality of life without many of the challenges larger metropolitan areas face.
Where Buyers Are Looking
The North Shore continues to be one of the most competitive areas in southeastern Wisconsin.
According to Suzanne and Gretchen, homes at nearly every price point—including luxury properties—are receiving multiple offers shortly after hitting the market.
They're also seeing more multi-generational households as families relocate to Wisconsin to be closer together while sharing housing expenses and childcare responsibilities.
Why Experience Matters More Than Ever
Tom Sattler:
How important is it to choose the right real estate agent in today's market?
Suzanne Powers:
It's one of the most important decisions a buyer can make.
Winning in today's market often requires much more than offering the highest price. Experienced agents understand how to structure competitive offers, explain financing options, negotiate timelines, and help buyers make informed decisions while protecting their interests.
For buyers entering today's market, preparation and professional guidance can make the difference between winning and losing a home.
Creative Offers Go Beyond Price
The discussion highlighted that successful offers often involve much more than purchase price alone.
Experienced real estate professionals know how to evaluate financing terms, inspection strategies, appraisal considerations, and other contract details that can strengthen an offer without unnecessarily increasing risk.
Gary Rieboldt noted that buyers who work with experienced agents are often able to compete successfully—even against stronger financial offers—because their contracts are presented more effectively.
Why Pre-Approval Still Matters
Tom Sattler:
Gary, where does financing fit into today's market?
Gary Rieboldt:
Getting professionally pre-approved before shopping remains one of the smartest things buyers can do.
A thorough pre-approval gives buyers confidence, helps them understand their true budget, and allows them to move quickly when the right home becomes available.
Just as importantly, working with both an experienced lender and an experienced REALTOR® creates a stronger team throughout the buying process.
Pricing Homes Strategically
One of the most interesting discussions centered around pricing strategies.
Suzanne and Gretchen shared concerns about intentionally listing homes significantly below market value simply to generate bidding wars.
While the strategy can attract multiple offers, they believe buyers deserve transparent pricing and realistic expectations when entering the market.
Their recommendation is to price homes based on true market value, allowing qualified buyers to compete fairly while helping sellers attract the right audience.
Education Creates Better Decisions
Throughout the conversation, all four participants emphasized one consistent message: education benefits everyone.
Whether buying or selling, understanding local market conditions, financing options, pricing strategies, and contract terms allows consumers to make informed financial decisions with confidence.
Mentorship and Giving Back
The episode concluded with a discussion about mentorship and professional development.
Suzanne shared that teaching others has been a defining part of her career, believing that helping develop future professionals strengthens both the industry and the communities they serve.
Gary echoed the importance of sharing knowledge, while Gretchen emphasized the value of preparation and continuous learning in an ever-changing market.
Final Takeaway
Today's housing market is competitive, but preparation makes a difference.
Working with knowledgeable local professionals, understanding your financing before shopping, and approaching the process with realistic expectations can help buyers and sellers make confident decisions in any market.
